What is a Boundary Survey?
A boundary survey is a process that determines and marks the exact location of property lines while also establishing where the legal boundaries of the property are.
Boundary surveys are typically used to provide legal clarity of property ownership to prevent disputes such as encroachments and ensure that any building on the property adheres to its local regulations. These serve as legal documents that are recorded for future reference
What is required for a Boundary Survey?
For a boundary survey to be performed, there will be a period of research to review the property's deed and any preexisting plat maps to help determine the approximate location of pins to assist the surveyor in finding the property lines. After this, a surveyor will be dispatched to the property to perform fieldwork to locate and mark property lines.
Once fieldwork has been completed the surveyor will create a detailed report that includes a description of the property that marks the location of all boundaries and makes note of any additional monuments that may be present.
